The following is our installation procedure for most residential roofing using asphalt shingles. The general order of the installation is as follows:

Item 1 – Remove all existing roofing material down to the plywood (or other wood surface material).

• Replace any decking as needed
• If repairing is necessary, it is usually at eavestrough edge (gutter) - 1 foot wide to the length that is required to be removed.
• Occasionally the main deck requires some attention, but this is very rare and uncommon.

Item 2 - Drip Edge is installed first at all Eave-edges and is colour matched to your shingles as noted on quote.

Item 3 – Ice/Water installed from Eave-edge to 36-44 inches up the deck and all valley areas.

Item 4 – Coloured Valley metal (24 inches wide) is installed on top of the Ice Water in valley areas.

Item 5 – A synthetic underlayment is installed on the remainder of deck above Ice/Water membrane.

• On a Low Slope roof (2/12 or 3/12) – full Ice/Water protection is mandatory for most shingles.

Item 7 – As the installation of the shingles progresses the following are installed when required:

• Plumbing Stack gaskets - a rubber gasket that goes around the plumbing pipes that are exposed on roof
• Goosenecks - bathroom/kitchen/dryer venting
• Attic vents (Static “mushroom style”, Larger metal static, Whirlybirds, etc.) - each of these provide a certain amount of attic venting. See below for attic air movement.
• Ridge venting is available upon request if preferred and is best suited for “vaulted” areas.

Item 8 – Capping shingles are installed on all Hips/Ridges

• High Profile or High Definition capping is available upon request.

Item 9 – Caulking of all exposed nails at all vents, goosenecks, and other areas as needed.

Item 10 – General items and cleanup:

Flashings for Skylights and Chimneys generally need not be replaced. We will advise as needed.

Item 11 – Upon completion we: (MOST IMPORTANT)

• Clean Gutters of all coarse debris (nails, shingle stray pieces, shake pieces).
• Clean up home perimeter.
• Perform a "magnet" pass of yard and driveway to catch stray nails.
• This part is very difficult to be 100% so please be aware that there will be some nails (a small percentage) caught up in the lawn or in graveled landscaped areas.
• As well, when the Bin is removed there may be a few stray nails that fell underneath it, so before parking your car on your driveway for the first time please do a visual check.

And finally, job completed and our customer is smiling…because:

We take care and we are attentive to your home—we treat it like our own.
We like to leave your home and yard in a better state than before we started.
